Planning permission was secured in December 2020 for the demolition of the existing modular community centre buildings and construction of a part-one to part-seven storey building comprising replacement community use and 15 x residential dwellings above with associated facilities. This was a challenging site adjoining a railway, which necessitated extensive pre-application consultation with TfL and DLR relative to its infrastructure asset protection requirements and preliminary noise and daylight/sunlight/overshadowing impact assessment to determine an optimum site development density. The principle of developing on the part-open space land also had to be justified with evidence-based justification.
